On Tuesday, April 28th, Saguaro Ranch welcomed guests to the Owners Club for From Dirt to Dream Home, an expert-led panel discussion designed to help prospective buyers and realtors better understand the process of purchasing a vacant home site and building a custom home within the community.
The event was introduced by Eddie Escobido, listing agent with The Agency and Escobido Luxury Group. Eddie opened the afternoon by welcoming guests and introducing the panel of professionals who each play an important role in guiding buyers from the early stages of lot selection through design, financing, construction, inspection, title, and closing. Eddie is part of The Agency’s Saguaro Ranch real estate team, and The Agency notes that he brings strong negotiation skills, concierge-level service, and an understanding of the Arizona real estate market to his work with clients.
The panel included Deborah M. Colon-Mateo, Ph.D., Director of Operations for Saguaro Ranch; Caleb Salazar of CrossCountry Mortgage; Paula Brown of Premier Title Agency; Chad Casper of Pillar To Post Home Inspectors; Bob Bowron of RB Construction; Ron Robinette of Robinette Architects; and Lori Carroll of Lori Carroll & Associates.
Deborah began the discussion by walking guests through what happens behind the scenes before a lot is ever released for sale. She explained that developing land at Saguaro Ranch begins with careful coordination and approvals through the Town of Marana, including zoning, infrastructure planning, roads, utilities, and long-term community design. She also discussed the installation of roads, Trico Electric Cooperative service, Comcast communications infrastructure, Southwest Gas, Tucson Water, and alternative septic systems. As she shared, buyers often focus on the beauty of the home site, but the foundation for a successful custom home begins with planning, engineering, infrastructure, and transparency through the Public Report.
The conversation then moved into financing with Caleb Salazar, a Tucson-based loan officer with CrossCountry Mortgage. Caleb discussed the differences between purchasing land, financing a custom build, and understanding construction loan options. His remarks helped guests better understand that financing a vacant lot and financing a completed home are not always the same process. Caleb’s role is to help buyers evaluate available loan structures and understand what may be required at each stage of the purchase and construction process. Paula Brown, Escrow Officer at Premier Title Agency, explained the title company’s role in the transaction. Paula discussed how the title and escrow serve as the central point of coordination between buyers, sellers, lenders, agents, and other parties involved in closing. Her portion of the discussion helped guests understand how final documents, signatures, funds, and closing requirements are managed to ensure the transaction is completed properly. Chad Casper, owner of the Tucson Pillar To Post Home Inspectors office, shared insights into the value of inspections and the importance of understanding a property’s condition. Pillar To Post describes its inspectors as trained professionals who provide reliable, thorough, and unbiased inspections, with services that may include roofing, attic, drainage, foundation, electrical, walls, floors, ceilings, water heaters, and other major systems. Chad’s participation helped connect the custom home process to the practical importance of evaluation, documentation, and informed decision-making.
From there, the discussion turned to design and construction. Bob Bowron of RB Construction spoke about the Moonlight Canyon lots and the realities of building within such a distinctive desert setting. As a custom home builder, Bob discussed how construction at Saguaro Ranch requires careful planning, respect for the land, and coordination with the architectural and design teams. Ron Robinette of Robinette Architects shared the architectural perspective, including how the Moonlight Canyon floor plans were designed to respond to the land, views, topography, and desert environment. Ron discussed how he, Bob Bowron, and Lori Carroll work together to create homes that are not only beautiful but also appropriate to their settings. Robinette Architects is a Tucson-based boutique architectural firm focused on custom luxury homes, and Ron Robinette has nearly forty years of experience with more than 350 constructed projects in Southern Arizona.
Lori Carroll of Lori Carroll & Associates concluded the design discussion by discussing interior design and the opportunity each owner has to make their home personal. Lori emphasized that buyers are not simply purchasing a floor plan; they are creating a home that reflects their lifestyle, taste, and vision from floor to ceiling. Lori Carroll & Associates is a Tucson luxury interior design firm known for residential and commercial interiors, and the firm describes its work as balancing artistry, function, collaboration, materials, furnishings, and deeply personal design.
Following the panel discussion, guests had the opportunity to ask questions and speak directly with the professionals involved in the process. The question-and-answer period created an open and helpful conversation about what buyers should expect, what decisions they will make along the way, and how the right team can make the journey from vacant land to finished home feel more informed and manageable.
Guests also enjoyed appetizers prepared by Chef Rene, adding a warm, welcoming touch to the afternoon.
